MDL Marinas has written to its berth holders advising that construction on the new luxury hotel at Ocean Village is about to commence. This explains the impending closure of the surface car park, which has been signposted for the last few days.

New ‘food-led cafe/bar’ Maritimo Lounge opens for business

Ocean Village’s newest business, Maritimo Lounge, which describes itself as a ‘food-led cafe/bar’, opened its doors for the first time today. With breathtaking views across the marina, it is the first commercial opening of the new Admiral’s Quay development.

The relaxed restaurant space is spread over three floors and features an extensive all-day menu including brunch, tapas, burgers and panini, plus a cocktail menu. The quirky yet homely open space is dominated by dramatic lighting fixtures, an eclectic mix of furniture and portraits which adorn every wall.

Apartments at Southampton’s newest and tallest residential building go on sale tomorrow, Saturday 27th September. The release of the first phase of units in the 26-storey Morseby Tower marks an exciting point as the development edges nearer to completion. The developer has clearly been making steady progress in recent weeks. If you have walked past in recent days, you will have seen bronze panels and pre-fabricated balconies flying up into the sky at quite a rate!

From the news release:

The Moresby Tower will be released in phases. At this stage, no other plots other than the ones on the price lists will be available to reserve.

For those of you who will be attending the launch tomorrow and looking to reserve, you will be provided with a number when you enter the Admirals Quay Marketing Suite. When a sales consultant is free, your number will be called and we will be able to confirm current availability.

To reserve an apartment at Admirals Quay a £1,000 reservation fee is required. All of the apartments up to £600,000 are available to buy on the Help to Buy scheme (subject to qualifying criteria). The Help to Buy reservation fee is £500.

As soon as your solicitor is in receipt of the draft contract, then there is a deadline of 28 days for you to exchange contracts. You will be given 10 days working notice for completion. Apartments in The Moresby Tower are due for completion early 2015.

The Moresby Tower contains 120 one, two and three bedroom apartments, with prices starting from £142,500. Many of the apartments have stunning views across the marina and the city. The building’s other features include a communal gym, private gardens and a concierge service.

New residents actually started to move in to The Blake Building, the first of the three buildings to be completed, a number of weeks back. There is still no news on who might be occupying any of the commercial units, but we will bring these announcements to you as we hear them.

The Daily Echo reports today that the developer of the upcoming Southampton Harbour Hotel, Nicolas James Group, is due to start the construction project this July.

The Daily Echo can reveal that work on the super-yacht inspired Southampton Harbour Hotel, which could become the city’s first five-star establishment for five years, will begin this July. And the firm behind the plans says that 300 jobs will be created at the hotel while more than 1,000 other positions could be created as a result of the new complex.

Planning approval was granted in April 2012 and initial site investigations were conducted in November 2013. The Echo reports that the delay in starting the project was due to improvements being made to the layout of the buildings but does not go into detail about what these improvements are or whether additional planning consent is now required.

Some of the interesting highlights from the article:

  • Hotel operator is aiming for it to be categorised as a 5-star hotel

  • The hotel will directly employ 300 people

MDL Marinas has advised us that the main surface car park at Ocean Village (between the Admiral’s Quay development and the Harbour Lights Picturehouse) will be closed for a period of 3-4 weeks commencing 11th November 2013.  The closure will allow the initial site investigations for the Southampton Harbour Hotel development to take place.

We are pleased to advise that MDL has now entered into an Agreement for Lease with Southampton Harbour Hotel Ltd for the site of the hotel and adjacent mixed use scheme with a view to the development commencing in 2014. [...] Prior to Southampton Harbour Hotel Ltd taking possession of the site and proceeding with the development they require to undertake a range of site investigations, which will enable them to finalise the detailed structural design of the development.

Alternative Parking Arrangements

  • Alternative parking is available in the multi-storey Ocean Car Park on Ocean Way (by Neptune Way) which is charged at the same tariff as the surface car park.
  • If you are an existing car park permit holder and normally park in the surface car park, please contact the Marina Office in person (or by email at: d.burns@mdlmarinas.co.uk) who will be happy to issue you with a temporary access ticket to the multi-storey car park.

New Eastern Dock car park to impact Ocean Village residents?

Multiple corroborating sources indicate that ABP is extremely close to commencing work on a new multi-storey car park in the Eastern Docks for storing import/export cars in transit.  Although a number of these structures already exist elsewhere in the docks, this will be the first multi-storey compound of this type being built in very close proximity to some residential properties in Ocean Village.  ABP have apparently stated that it will be of a comparable height to similar structures in the area, which would suggest that it will be four storeys high.

Allied Developments can confirm that initial preparation works for the construction of its landmark Admiral’s Quay development are now underway. Allied Developments is committed to keeping the Ocean Village residents, businesses, marina users and berth holders informed during the construction process and will very shortly be issuing a newsletter to all these groups providing information on upcoming works.

We have noticed in recent days that the historic Continental Booking Office building – which was previously home to Vikki Pink Beauty and Mocha Marina Coffee – has been enclosed with wire fencing. We have known for a while that it was due to be demolished to make way for the Admiral’s Quay Phase 2 development. However, we have not heard anything recently from either MDL Marinas or Allied Developments (the developer) about the status of the development. We have reached out to both to see if there is any more information to relay to residents, but so far we have had no response. It came as something of a surprise to see it enclosed in fencing immediately after the Clipper event.

Admiral’s Quay Development Approved

Admirals Quay PromenadeBack in January (17th Jan) HGP architects were granted planning consent to complete the Admirals Quay development. A statement on their website reads:

The site will now realise its full potential as an exciting mixed-use development situated on the marina, giving the City a waterfront destination to be proud of. The design proposal is focused around three high quality buildings, the western one (Building 1) being 26-storeys, the central one (Building 2) 16-storeys and the eastern one (Building 3) 9-storeys. An elevated terrace between buildings 1 and 2 provides an exciting area with provision for up to 8 restaurants and seating spilling out onto the promenade, with residents enjoying a high landscaped terrace at the second floor level. The development primarily focuses on the marina frontage and creates plenty of opportunity to relax and enjoy the views.

The tallest residential tower will act as a landmark and will be the beginning of a new skyline for the City of Southampton, while the surrounding public space will give more of a human scale and will help the area to become a real destination.

Ocean Village Hotel and Flats Approved

Proposed New Hotel - Up ClosePlans to build a hotel at Ocean Village have this week been approved by Southampton City Council (you can read more about the background of this development on our ‘Big Issues’ page). The 76 bedroom hotel, now being provisionally named as the ‘Southampton Harbour Hotel & Spa’, will be built on the existing promontory at Ocean Village, the finger of land which protrudes out into the marina roughly in front of the Harbour Lights Cinema. It will also provide a spa, gym and swimming pool. The ground floor will include a large open-plan lounge, restaurant and bar area which will extend out onto a terrace at the end of the promontory, and up on top will be a ‘champagne roof terrace’. Twelve two-bedroom apartments will also be incorporated into the hotel building.

The second phase of the development will see the separate development of 82 residential flats across three buildings – six, eight and ten storeys high – being built on top of the existing surface car park. These flats will sit above an arcade facing the marina waterfront consisting of a mix of restaurants, cafes, shops and offices. A new marina office is also envisioned. Parking for the residents of this development will be located under the building.
